Every number we publish, in one place: full 2026 tables, per-square-foot math on real house sizes, and the permit side of the job with LADBS.
This is the long version of the numbers on our homepage β the same 2026 ranges, plus the math behind them, real project examples, and how permits work in the City of Los Angeles. If you only read one page before calling a contractor, make it this one.

|---|---|---|
| Crack repair | $350 β $1,200 | Elevation / cause |
| Stucco repair (patch & blend) | $500 β $3,000 | Damaged area + access |

Wall area = the actual square footage of stucco surface, not the floor area of the house. That distinction alone explains most quote mismatches.

These are mid-range working numbers, not quotes. Texture choice, trim detail, repairs found underneath, and access move the final figure β always in the direction the range predicts.
Same trade, wildly different scope. Here's what separates them.
| The $500 Visit | The $8,000 Project | |
|---|---|---|
| What's wrong | A 6-foot crack run on one elevation, finish-level damage. | Water behind a two-story wall: failed flashing, wet sheathing, dry rot at two studs. |
| What we do | Route, bond, patch, blend texture, touch up paint. One day on site. | Tear off the wall section, replace rot, new paper and lath, three-coat rebuild, finish coat, scaffold up and down. |
| Materials | Small quantities: patch compound, bonding agent, paint. | Paper, lath, sand, cement, finish material, flashing repair, lumber, paint. |
| Labor | One technician, part of a day. | Crew of 2β4 across 3β7 days, plus staging setup. |
| Why it costs what it costs | Craft time: the blend has to disappear. | Access + rebuild depth: the wall is being reconstructed, not touched up. |
Everything else is just square footage.
South of Ventura Boulevard, staging and hand-carrying can add 10β25% to a job's labor line. Scaffolding on a graded pad is a day of setup and a day of teardown before any stucco gets mixed.
Two-story elevations need more staging and more care per square foot. Large estates simply have more wall area β the per-foot price stays similar while the total climbs.
Blending into ranch-era hand textures takes test patches and skilled hands. Budget for it explicitly β a repair that doesn't match is money spent twice.
Building permits in Sherman Oaks are administered by the Los Angeles Department of Building and Safety (LADBS), the citywide authority for plan check, permits, and inspections. As a rule of thumb: small like-for-like repairs that don't change the wall assembly generally proceed without a permit, while structural repairs, new lath assemblies, additions, and work that alters building details typically require one β with inspections at defined stages.
Permit fees are set by the city and vary with project scope and valuation, so we don't quote a universal number; what we do is check your specific scope with LADBS before scheduling, tell you plainly which side of the line it falls on, and pull the permit ourselves when it's required. Nobody should discover mid-project that the paperwork was skipped.
